Describe your experience of getting real estate investment funding from The Investor's Edge.

Vernon E.: So a little bit about my experience with American Dream real estate advisors, with uh Investors Edge. It's been pretty good. It's been a pretty, pretty positive uh situation to this point. Uh, we have just got to the point where we are heading towards our first draw, and I can tell you, having worked with many different, well, not many, but several different, uh, hard money lenders. Investors Edge has been the most sterile. So I would have to say that I feel most confident when borrowing money from Investors Edge as We're under the guise that they're gonna make sure that, you know, we're taken care of. The contractor is gonna have a very minimal opportunity to run off with money. Um, but they've been pretty, I would highly recommend Investor's Edge, uh, especially if you're new, uh, they'll walk you through the process. Uh, they have tons of resources. Uh, once you decide what plan that you want to get, you know, you grab. That plan and there's many, many, many videos that take you step by step on wholesale and finding buyers, selling, uh, they tell you how you can bring a property to them and they'll actually just work for you. So my experience, I give them a 10 out of 10. And that's pretty rare for me to give any hard money lender, and many of you probably know what I'm referring to a 10 out of 10. So you guys, Jeri, you've been kick butt. I really enjoy working with you. I can't wait to do more with you. But, um, with all that being said, you guys rock, Investors Edge is highly recommended. Um, better than most out here, um, out there. So if you're looking for a little hand holding if you need it, or if you just want to move faster the process, I recommend Investor's Edge.

Describe your experience of rehabbing your real estate investment property. (The challenges, your wins, and lessons learned.)

Vernon E.: As far as rehabbing and, you know, getting out statements of work and, you know, drawing up your plans, uh, it's been pretty so far. It's been pretty smooth. Um, like I said, we hadn't got to our first draw, but, you know, we have been in contact with our project manager who's very, you know, Isaac is right there and he's making sure that we get things done. So, so far so good. I'll keep you posted, uh, wins is that I feel supported. I feel that Investor's Edge, is watching the money that's going out and keeping us on schedule.

How much money are you looking to make on this property and what do you plan on doing with the profits?

Vernon E.: Well, we're a pretty unique group of guys and, and ladies. As far as what we're looking to make on this flip, I mean, we're gonna um make roughly if if all goes well, and please, I don't want to jinx myself, but we'll make about $60,000 to $70,000 on this flip, uh, if we decide to sell it. We, we have had, we do have a strategy where we plan on holding a property. Uh, but the market is gonna dictate which route we take. But either route that we take is gonna be very lucrative for us just because of the location of the property that we selected and because of the location to give us access to a bunch of different opportunities. So the profits, you know, we feel it got to be big from my experience. You know, when you get a, uh, a cash cow like this one, you hold on to it. But sometimes, you know, if you want to get that quick money and move on to the next project, that option is there. We bought, we bought this particular flip at a really good price. Uh, it actually was a probate and the owners sadly passed away, but they did have, uh, family members that was Um, you know, working with us to get the sale done. So we got it at a really, really decent rate, and it has a great opportunity for rehab and we're just gonna really skyrocket the ARV on this particular property.
