Incorporating New Industry Trends

Are there any popular trends or new developments in the industry that you are excited to incorporate or work with?

Bob Pizzano Jr.: I think one of the biggest trends that we're seeing right now is the flight towards quality. I think it's it's really interesting to see the, the beautiful Class A buildings that we work in that where the process of making them A pluses you know, the B's are becoming A's and people that are coming back to the office want to have a experience. That is something special. And I think that the developers and I think the architects are seeing that a way of differentiating their buildings from everybody else's. And so that's a trend that we're, that we're seeing and that we're taking advantage of and I think that, you know, the idea, the other thing that's happening is that you have, you have large corporations that have government affairs offices that were, that were very large at one time, right? You have trade associations that had very large offices at one time that see themselves being able to, you know, live in smaller space as long as that space is amenitized to the point that they can actually have these large gatherings and functions that they used to have at their offices. So we're seeing that a lot. and we're a very big part of it. It's a very big part of our, of our business right now. And I think it's, I think it's a very exciting thing to see the evolution of how this is, is going. I think that you know, to have a large corporation that is a very small footprint in a building, but has the ability to use large amenity spaces, rooftop terraces, conference centers different cafes and, and things that make the work life so much better allowing people to collaborate and having several different government affairs offices of major corporations and banks on one floor that is sharing a amenity space. It's a pretty exciting thing to see folks like that collaborating that used to, you know, be in a very small tunnel. That didn't want to let anybody else know what they were doing. So I think that's a very neat thing that's going on and I'm so happy that we're a part of it and like I said, it is a very large part of our business right now, three years ago, four years ago, whatever it was when we started building spec suites because uh there was a difficulty finding tenants. I was like, oh my God, how many, how many spec suites can we build? But the idea is that you know, it gives people flexibility, you know, they can sign shorter term leases and they can move into a space almost immediately. So having those spaces readily available, gives a developer a competitive advantage over other people. And that's something that I'm really excited that we're a part of.
