Kevin L.: Hey, what's up everybody? My name is Kevin. I wanted to take a minute to share my experience with flip systems to start off. I am already a somewhat experienced real estate investor operating out of the Phoenix Arizona market, but doing a lot of deals outside of my local market where I didn't have the ability to be on site and monitoring stuff. It was a different experience for me. So the flip systems guys made it pretty straightforward and pretty clear exactly what you need to do and how you need to do it. Um Part of my struggle in the beginning was a little bit of like trying to do things like I do them here in my home market in Arizona as opposed to just following their, their guidance. And um once I kind of made that shift to following their process and procedures, uh everything is going super well so far. Um I'm excited to see how things continue to unfold and excited to continue to do a lot of deals with the flip systems guys both through Martel turnkey and then also keeping some of these rentals for myself. So uh if you're thinking about joining flip systems. I wouldn't hesitate to do it unless you are not an action taker and you're gonna overanalyze everything and not do anything. So if you're an action taker, you're willing to take some risk and take massive action and get out of your real estate investment goals. Definitely sign up for flip systems because it will fast track you to getting there a lot faster and you're gonna save yourself a lot of stress and uh learning experiences that could be costly in the process. So hope that helps later.

Kevin L.: I would rate flip systems a five out of five. in terms of getting you comfortable with doing deals outside of your home market, you're gonna have good results if you follow their system in their process and don't overanalyze things, uh which is kind of what I did at the beginning. But as soon as I fell into line and just started to do things the way that they're teaching them, I had great results.

How long have you been a part of FlipSystem and what kind of success have you had thus far?

Kevin L.: I've been in flip system since May 22nd and today is August 9th, 2023. And, uh, so far I've closed on two properties that I'm in the process of rehabbing. One is just about finished. We should be done with that about next week. I closed on that June 29th and looks like it'll be done with rehab and ready to be rented by August 15th. That deal should make me about 10 $11,000 in profit. And then the next deal I purchased, I bought the same day. Actually, June 29th. Uh, that one is a, a quite more extensive rehab. It's almost a $60,000 Renault. But, uh, that one should be finished about September 20th and that one again will be hopefully rented by October 1st and ready, ready for sale. That one should make about 15,000 in profit.

Could you describe your overall experience with FlipSystem?

Kevin L.: Overall, my experience with flip system has been really good. I am an experienced real estate investor here in the Phoenix Arizona market, but doing deals outside of my home market is a little bit of a different feel and thing, especially in a low cost Midwest market that just has different dynamics and different needs and demands than my home market. So I do have rentals here, but I intend on building rentals in a different market place where I can get really good cash flow. It's kind of hard to get things to cash flow in Phoenix um as opposed to some of these Midwest markets. So overall, my experience has been good. Um I've plugged into some of those weekly calls and um I've learned that my mentality on setting up my rentals here in Phoenix isn't necessarily applicable and the same thing as it would be for setting up rentals in a Midwest market like Saint Louis. And so I'm kind of modifying, modifying my standards of rehab and changing some things and just doing it the way that these guys teach it because they on hundreds or even over 1000 deals. And uh they know what they're doing. So if you follow what they tell you to do and you simply take action, you will get results. People that want to overanalyze and be scared and worried about everything. This probably isn't for you. If you're an action taker and you're gonna get after it, I think it'd be great.
