And I, I, you know, I work with a lot of firms as a broker for what I do. They are hands down have the best product imaginable. And it's beyond me why people go anywhere else with what they offer and the people who work there are just absolutely phenomenal. As I say, I've worked with them for about three years now. I've had some really easy super duper cases. The first one I did with them went through in four days, never met them before, never spoke to them before. It was like an emergency bridge and this sort of war machine just flew into action. The guy had a notice to complete he had four days left and they got it through. But that's just one example of how well they work at the other end of the extreme I suppose is a case I've just done with them. Nioni my first time working with her just like all the rest of them. Absolutely superb. Did everything she could to make it work. Was totally dedicated to the loan, totally dedicated to the idea of getting the thing done and a lot of back and forth and a lot of hard work went into making it happen and she's just a new addition to the team. She's like everybody else. I don't know where they find these people. But if you have a deal, send it to Apex, you will not be disappointed with the product and you will definitely not be disappointed with the people who work there, cannot recommend them highly enough.
